Date for Breaking Ground!!

We had our Pre- Construction meeting Monday afternoon, and things went great. We met with our PM who we had already meet and we went over our site map, work order and all of our options. The meeting took a total of  two hours, he was very detailed going over the work order to make sure everything was on it so all the subs would know exactly what to do.

Our site map came back from the engineer, though the placement gives us quite a large backyard we are not sure if this is the best for our lot. We would like your opinions on this and what you think, I like the placement but my husband thinks the house could be better positioned and centered on the lot. We will also have about 4 or 5 steps leading to the front door. And the slope with the grading seems very gradual.

The PM answered all of the questions we had and we had a long list and he helped us make decisions on a few areas we were not sure about. For instance they have a window in the hall bath and its inside the shower, we were worried about future issues with mold or the casing warping and he said he would remove it, he kinda didn't even try to make us think that it should be there so we are thinking that this window is not a smart idea. Another area that he helped us was with our 3 piece rough-in in the basement, we wanted to make sure that we would be able to put a tub in there and he made sure that our layout would work. He also reminded us that we have one week to add or change anything without paying the $250 change order fee.

The only thing that we have decided to add which we had been going back and forth on was the estate trim package which includes double crown molding in the foyer, living room and dining room as well as chair rail, wainscoting, and wide casing around doors, windows and the baseboards, this costs us $2200.00 I felt that it was worth it to get it done now instead of doing it after we move in. He also told us that they wont install our ceiling fan on the 2 story family room but we can pay the electrician to do it after we close. He was very helpful.

We also got the home signed off on by the county with the new energy code. This code will help us with our energy bills, we have heard great things about the new code and are happy that our house will be the first in the community built under the new energy code guideline.

Overall we are very happy with how the meeting went, we will be meeting again during the framing process because we have made a lot of custom changes to the house like in the kitchen and master bath and they want to make sure that everything is done the way we have asked.

We were told that they should break ground in about 2 weeks!!! That's February 18th and we are welcome to visit whenever we want.
