February 24, 2013

Over the past few days quite a lot has happened, the good, the bad and the ugly!

Well lets just get the bad out of the way first. We got a call from the SR to inform us that somehow during the past 2.5 months during the contract negotiations, the process of creating our work order and the pre construction meeting with our PM no one ever noticed that our Hip Roof was not included in the builders pricing!! It was on every other sheet of paper but the price was not included in our total! I was so upset, and of course I was the one that had to call my very busy husband at work and explain this to him. Well our SR knew how upset we were and she also knew that the Hip Roof was supposed to be there. When we first went to meet with the SR we went over quite a few different options trying to get the price where we wanted it, at the time the builder was offering 2 different incentive packages so we wanted to see which one gave us the best deal. Well during this time somehow the roof was not added to the final contract and no one noticed till now almost 3 months later! We are paying for a lot of our options ourselves and only financing a portion so the cost of the roof would have to come out of our pockets and we really don't have an extra $6,600 just lying around. Thankfully we have an amazing SR who went to the builder and explained that we cant pay this amount when we thought it was part of our financed amount and she was able to get the builder to take some blame for this mistake. The cost of the hip roof is $13,200, with the incentive package we got 50% off all our options which would bring our cost to $6,600, but the builder decided to give us 75% off the roof so we got it for $3,300. Which is amazing! Yes this made things a little easier but I still decided to give up a few things that I know we can do after we close just so that we don't give up all of our cash and this way we have extra money in the bank once we close. So we decided to remove our upgraded french door fridge to the standard side by side fridge and we also decided to wait on the luxury trim package. Both of these options are very easy for us to do after we close on the house.

So now on to the ugly, well not really ugly but we decided that since we were doing this change order with no change order fee that we were going to change our brick color. After seeing the Sierra Regents brick on a house we no longer loved it and were so worried we would hate this color for the rest of our lives so we found a house that we did love and our SR was able to pull the work order and find out what brick that was and so now we are going with General Shale Monticello.

The other brick was just so white washed and we just were worried about looking at it everyday and not liking it but we have always loved the way the other brick looked on the house down the street from us so we know that we will be happy with this choice.

And now we finally are at the good, actually the great! When we talked to the SR yesterday, she told us that she could see them working on our lot, but of course I got tied up with a delayed settlement yesterday (See it happens to buyers who aren't building homes too :) ) and K had the kids but no carseats so we were not able to get out to the lot. But this morning we did and they have cleared out the lot, put down the gravel driveway and installed the new silt fence. We were so happy to see progress on the lot. Seems like this week we will have a hole in the ground! And things are getting real now!
